New upscale rental complex opens near Hamilton Lakes in Itasca

A 297-unit upscale rental complex called The Residences at Hamilton Lakes has opened adjacent the Hamilton Lakes Business Park in Itasca.

The complex is a joint venture between Itasca-based M&R Development and Hamilton Partners and Chicago-based POB Capital LLC.

Built on 10.7 acres at 1133 N. Arlington Heights Road, officials say this is the first luxury rental property built in the immediate vicinity of Hamilton Lakes.

In addition to providing amenities for humans, the complex also pays special attention to dogs. If Fido needs a bath, for example, there's a dog spa room in the common area where he can step up a ladder to a sink with a hand-held faucet and then dry off at a grooming station with a blow dryer.

On the human side of things, the complex provides a package room with two refrigerators to store perishable items that arrive for residents. When the package arrives, residents will receive a text with a code that opens the room with the refrigerators. Another room with locked drawers is for nonperishable packages. Residents also will receive a text with a code to unlock the drawers.

If residents want to grill, there's a shiny circle of stainless steel grills in the outdoor common area with adjacent tables to dine.

"We find pets and grilling stations are the biggest deal to everyone," said Diana Pittro, Hamilton Partners executive vice president.

There's also an outdoor pool with cabanas, an indoor sauna, steam room, hot tub, and indoor fitness center complete with on-demand fitness videos.

For business needs, the common area also has computers, a printer and a conference room. There are bikes available for residents to share.

The apartments at Hamilton Lakes are in three, four-story buildings and come in four sizes, from studio to three bedrooms. They range from $1,380 a month for a 472-square-foot studio apartment to $3,180 for a 1,480-square-foot three-bedroom unit.

All apartment walls and ceilings are painted light gray and all rooms have white molding and 9-foot ceilings.

There's engineered hardwood floors throughout except for the bathrooms, where the floors are marble. The kitchens have stainless-steal appliances and quartz countertops. Sliding glass doors are covered with white, vertical blinds. Units have stackable washer and dryers and many have walk-in closets.

Mike Rossi, managing partner of M&R Development, said the project "addresses a void in the market that has been waiting for decades to be filled."

"We are very proud to bring this level of sophistication to rental living in the Itasca area," he said.
