Final plans coming for Rolling Meadows Dominick's redevelopment
The developer proposing 113 rowhomes on most of the former Dominick's site in downtown Rolling Meadows is expected to submit final plans this month before seeking approvals to begin construction, officials said.
Ryan Homes received preliminary approval to develop the rear 9.5-acre portion of the site at 2819-2915 Kirchoff Road through a 5-2 vote of the city council in February. But two more council votes are needed since only a preliminary application was submitted.
Rolling Meadows Public Works Director Fred Vogt, who oversees the city's community development division, said officials met with Ryan Homes in May to discuss next steps. The developer encountered some internal financial matters that delayed the process, Vogt said, but the builder is now preparing to submit final engineering plans and documents to the city.
The preliminary application approved by aldermen is for 115 townhouses and two .73-acre commercial lots fronting Kirchoff Road, though the revised plan is expected to call for 113 homes and two .8-acre lots. Aldermen already approved a rezoning of most of the site, from commercial to residential.
The city's planning and zoning commission is expected to review the plans first - as early as July 18, but likely sometime in August, Vogt said. The project would then go to the council for final approval.
"The petitioner is desirous to move forward as expeditiously as possible," Vogt said. "They believe it is still possible to break ground before winter if they receive approval."
