New retail building planned in Hoffman Estates

Hoffman Estates officials have approved construction of a three-tenant retail building on the former site of Woodfield Motor Sports, east of the Hoffman Plaza shopping center at Golf and Roselle roads.

No tenants have yet been named for the 5,900-square-foot building at 75 E. Golf Road, though it's planned to have potential outdoor seating for a restaurant at its west end.

In 2011, separate snowmobile and motorcycle shops on the site closed and the village bought the property with funding from a tax-increment financing (TIF) district. The buildings were torn down in 2012 and replaced with grass as the village began seeking a buyer.

A purchase agreement is now pending with the Florida-based Sterling Organization that owns the adjacent Hoffman Plaza. As part of the development, a further sidewalk is proposed to connect the new retail building to the sidewalk near the Jewel-Osco store.

The new building is planned to be constructed on the 0.65-acre site from March to October 2019. The village board's approval of the project is contingent on a building permit being obtained within the next year.

Though the site has a curb cut off Golf Road, it will be closed as part of the project so that all vehicle traffic will come via the existing access drive for Hoffman Plaza to the west.

Thirty parking spaces have been designed for the new building, but not room for a drive-through.

According to village documents, the current assessed value of the property is $891,500 while the estimated value of the proposed construction is $1 million.
