Residential development in Algonquin on track for occupancy this year

A residential development in Algonquin, built on the former Terrace Hill Golf Course, is on track to have people start moving in later this year.

The Trails of Woods Creek, a single-family residential development with 279 units, is being developed in stages, with houses in three neighborhoods on the northern part of the property will be on sale in the late spring, said Rob Getz, developer Pulte Homes' vice president of land acquisition.

These neighborhoods include The Springs, which consists of two-story houses from 2,300 square feet to 2,800 square feet; the Estates, which includes two-story houses from 2,800 square feet to 3,400 square foot; and the Shores, which are low-maintenance ranch houses.

Village officials and developers expect homebuyers to start moving in the houses in the late summer and early fall.

After the first phase, the remaining land will be developed, with the same three series of houses throughout the subdivision, Getz said.

Construction on the development started in fall 2020 with mass grading, Algonquin Public Works Director Bob Mitchard said. Since then, they put in underground utilities, including water, sewer, sanitary, and most of the storm piping.

The developer, Pulte Homes, and the village of Algonquin are collaborating to restore Woods Creek drainage to the natural state it was in before the original golf course development, Getz said.

Already, Getz said, developers have seen a tremendous amount of interest in the Trails of Woods Creek.

"It's an above normal amount of interest," Getz said. "We believe it's because of the location. It's a beautiful site. It is a great location. Algonquin is a fantastic town to live in."

Pulte Homes has received more than 1,000 or 1,500 online inquiries into when the houses will become available, Mitchard said.

"We expect Trails of Woods Creek to be the premier new home community in the Northwest Suburbs," Getz said.

Getz said those who live in the area will have access to shopping, dining, and entertainment along Randall Road, with houses that back to open space, parks, and ponds, within Huntley School District 158.

Originally, Pulte Homes considered putting a commercial development on Algonquin Road, but some neighbors had concerns about commercial at that location. Instead, it will be developed with more houses.

The location will include four additional houses on a cul-de-sac, Mitchard said.

"We worked with them and the village to find a situation that worked better for everyone involved," Getz said.
